Your location is the first thing you have to think about when opening a Bed & Breakfast. Most B & B staff often consists of the house's owners and members of their family who live there. Each room should have a lot of personality and is generally decorated around a theme and focuses on the comfort of guests.
Innkeepers often plan their day, including shopping for your breakfast foods, around guests arrival times. Many times people don't take into account the business side of innkeeping. For many of the more popular B&B's are located in beach and mountain areas, such as Hawaii, New England, and Colorado where daytime recreation and tourism activities are popular. Most B&Bs are generally compliant with their jurisdiction's laws.
Most people don't try to force conversation when it becomes apparent that you'd rather enjoy a quiet meal. Your host can fill you in on local tourist attractions, restaurants, hiking trails and other interesting things to do on your stay. If you visit Fredericksburg, Texas (population 9,000) there are literally hundreds of b&b's, reportedly the largest number of b&b's per capita in the nation. A Bed and Breakfast may charge what seems like expensive nightly fees, but everything is basically included from local phone calls to movies, and concierge services to parking.
The vast majority of inns, and all of the good ones, have plenty of privacy. I would never book a room that didn't at least show photos of the exterior of the cottage or inn and the bed. They may stumble upon a few unsuspecting guests. They may stumble upon a few unsuspecting guests.
You can see for yourself why other people find certain ones so attractive as well. Innkeepers want you to have a great time, and they want you to come back.
