Many visitors want to be on the main street, and to be sure it is a boon at the end of the day when carrying heavy shopping bags back to your room. Keep in mind that there are certainly many great places to explore. The best breakfasts I've ever eaten have been at B&Bs, and that didn't happen by accident.
There are some expensive B&Bs, but there are also some very affordable ones. Each owner brings their own special skills to the experience. But in all the times that my husband and I have stayed at B&Bs, this has never been a real problem. In most cases, particularly with inns of less than ten rooms, the innkeeper is the only person working at there.
It is a serious business with many facets. If you visit Fredericksburg, Texas (population 9,000) there are literally hundreds of b&b's, reportedly the largest number of b&b's per capita in the nation. In some areas like New York City, for example, high-quality B&Bs are very competitive with hotel prices. But I've never stayed anywhere that had what I would call strange rules.

As they are often run by amateurs, with little lodge management experience, strict laws govern the operation of bed and breakfasts, which vary in each jurisdiction. B&B's are required to have fire resistence, a sufficient fire escape plan in place, and smoke detectors in each guest room. I would be very wary of a facility that wasn't proud to show its exterior and at least one photo of the inside of each room.
When it comes to those very unique types of bed & breakfasts such as on a small island or in a lighthouse, you may find the wait to be at least six months. You can always go back to the bed & breakfast again in the future.
